The Story
Most people my age are waiting to start. I could not think of a reason to.
Wired to build
Ihave been building things since before I knew what to call it. Small ventures, trades, systems, ideas I chased until they worked or collapsed. Most collapsed. Each one taught the same lesson from a new angle: an idea is worth nothing until it takes a real problem off a real person.
So I stopped chasing clever and started hunting broken. The best problems hide in plain sight. Everyone can see them. Everyone has decided they are just how things work. That acceptance is where the opportunity lives.
Somewhere I probably should not be standing
The problem I chose
Across the UK, around one in four agreed property sales collapses before completion. A solicitor went quiet, a mortgage offer lapsed, a survey sat unread, and nobody noticed in time. Months of work and a client's trust, gone over a call no one made.
The people losing these deals are among the best in the world at winning them. The silence after the handshake is the problem. I found that gap from a school desk outside London and could not leave it alone.
Alunio
Alunio checks every live deal in an agency's book every hour, scores each one for delay and breakdown risk, flags the one that is drifting, and drafts the chase to the party holding it up. The negotiator reads it and sends it. It detects, it scores, it assists. It never acts without a human.
I am building it for the boutiques of Mayfair, Knightsbridge, Chelsea and Kensington, where a single quiet collapse costs tens of thousands of pounds in commission and a client relationship that took years to earn. The first three firms join as founding partners with direct access to me.

How I work
School runs 07:30 to 17:00. Alunio gets the evenings and the weekends. Two hour blocks, one task, zero interruptions. Lights out at 22:30, because a tired founder ships bad decisions. Training six days a week.
I think in systems first. Understand the machine before touching a single part. Under pressure I double down. Deadlines hold. Scope bends.
I grew up between two passports and two languages, Québécois and American, now based in London. Reading rooms fast is the skill that ties it together. It is also the one that matters most in a market that runs on relationships.

Four rules. Everything runs through them.
Action beats theory
I would rather ship and be corrected than plan and be safe. Every important thing I know came from doing the thing too early.
Systems before effort
Understand the machine before touching a single part. Effort inside a bad system is just noise with a good work ethic.
Peer level, always
I talk to directors of £2 billion firms the same way I talk to my friends. Directly.
Proof over promises
Every number I quote survives a hostile question or it goes. The fastest way to lose a sophisticated room is to round up.
Where this goes
The ten year picture is an AI operating system for luxury real estate, starting where deals are most valuable and most fragile: London. The next twelve months are simpler. Three founding partners in Prime Central London, each keeping deals they would have quietly lost.
